Suspended above Sydney Harbour, the form emerges quietly from the landscape - its base a textural tapestry of sandstone carved from the site itself, its curves rising in sculptural continuity with the sweep of Ben Boyd Road. Above, scalloped balconies arc in rhythm with the contours of the land, drawing soft references to the sails of the Opera House and the geometry of the Bridge.
Wirra, Neutral Bay: A study in elevation.

On the highest ridge line in Neutral Bay, Wirra introduces a rare architectural moment to one of Sydney’s most established harbour suburbs. Offering just 20 residences - each with expansive views and a design language defined by restraint and longevity - the boutique development signals a considered response to place, scale and setting.

It’s a project anchored by some of the city’s most trusted collaborators: developer Podia, in partnership with Centennial Property Group, with architecture by MHNDU and interiors by Richards Stanisich. Together, the team has delivered a low-rise design of enduring quality - equal parts architectural statement and functional sanctuary.
“For us, architecture is not imported,” says Brian Meyerson, founding partner and design director at MHNDU. “It’s distilled from the site’s topography, geology and light - the brief, yes - but more than that, the lived experience of the future resident.”

From generous garden apartments to elevated crown penthouses, each residence is a study in proportion and privacy. Across all homes, full cross-ventilation and dual aspects are standard, with internal layouts gently pivoted to frame Sydney’s icons: the Harbour Bridge, the Opera House, and the Royal Botanic Gardens.
“The plans are generous and spatially intelligent,” says Meyerson. “Each apartment has been designed to optimise the harbour’s natural light and views while offering a quiet rhythm to daily life. We stripped the design back to its essence - clean forms, robust natural materials, and an optimism we hope feels both subtle and lasting.”
“Between the talented consultant team who shared a commitment to quality and sustainability, the result is a building that not only speaks to Neutral Bay and the harbour today, but will continue to contribute positively to its urban fabric for decades to come.”

Construction is already underway, with Ultra Building Co - a 4-star iCIRT-rated builder - on track for completion in early 2026.
With just 13 residences remaining, Wirra represents a rare opportunity to secure an address of quiet prestige in a suburb where new development is both limited and tightly held. From its elevated garden setting to its enduring materiality and outlooks, Wirra is not simply another apartment project. It is a thoughtful continuation of Sydney’s modern architectural story—one defined by place, permanence, and poise.
