When a deceased estate in Stanmore quietly became available, it marked the end of more than a year of preparation for the family. Just 48 hours later, the home was sold - a quiet but powerful close to a significant chapter.

When the family was ready to sell, it was a piece of more traditional marketing material that led them to contact BresicWhitney’s Blake Lowry. 

The sellers were looking for a partner to help them guide this next chapter, with not only empathy, but an understanding of both the home’s potential and the current buyer landscape.  

(No doubt Blake’s position as Stanmore’s leading agent five years running, and 20-year history as a local resident played a role too.)

The home itself - a freestanding property configured as two separate yet flexible dwellings at 37 Macaulay Road - wasn’t designed to appeal to the broader market, or those seeking a turn-key home. 

But Blake had a clear sense of who it would suit. “[The buyer] was always going to be someone open to doing a bit of work, with a vision for renovation.”

Momentum from a nearby auction brought a few key buyers into focus - those drawn to a classic semi with future value-add potential, and a location just 200 metres from Stanmore Station, surrounded by cafés and amenities.

Among them was a couple who had narrowly missed out on a property the previous week. Blake moved quickly to show them through the home. It was a strong match, leading to a $2,050,000 sale, secured before the property was even launched to the public market. “The new owners had family in the local building industry - they were happy to take on something that needed renovation, but had potential, and was in a good position,” shares Blake.

The timing was coincidental. “The paperwork came through the same day the buyers were still deciding what their next step would be. We had ordered a signboard to go in front of the home that weekend, but it ended up selling before the signboard went up.” 

And while the home sold quicker than most, it wasn’t simply a result of luck: intentional observation, consistent buyer engagement, and an exacting understanding of local market dynamics shaped the result.

“Plenty of homes sell because of what we [as local agents] already know - who’s been bidding, who’s ready to act, and who’s not quite ready yet to make such a big decision,” Blake says. 

“Many times, homes sell to buyers already in the mix - families taking their next step, buyers who’ve been active at recent auctions, or those focused on a particular brief. It’s about timing, yes - but it’s also about staying close to the story before it starts,” he shares.

In the always-on and uber-connected lifestyle markets across Sydney, this type of buyer insight remains a differentiator. “A buyer who’s been active in Surry Hills or Paddington might find the right lifestyle offering in Newtown, Enmore, or Annandale - and increasingly, that list includes Stanmore, Tempe, and surrounds. Having a direct link between and visibility into these markets is incredibly valuable,” Blake says. 

The sale of 37 Macaulay Road Stanmore served as a quiet reminder: sometimes, the most meaningful outcomes can often begin from something simple. A name remembered, a connection made, or an opportunity identified. 

In this case, it’s all three.
